Healthcare institutions have become one of the most active developers of commercial property in the region. Many of these institutions are in various stages of development of ambulatory care facilities.
Montefiore Medical Center has entered into an agreement for its first freestanding ambulatory surgery center. The Medical Center, the largest employer in the Bronx, has an agreement to lease a 12 story, 278,000 square foot building at 1250 Waters Place n the Bronx.
The center will house operating rooms, laboratory services, outpatient surgical specialty clinical program as well as an outpatient imaging center.
Earlier this year, the NYU Langone Medical Center, opened the Center for Musculoskeletal Care, a new orthopedics and rheumatology outpatient center. The 110,000 center integrates research, clinical practice, rehabilitation and wellness services directed towards conditions involving the spine, arthritis, autoimmune disease, sports injuries, and total joint replacement.
The facility, spread across three floors in 333 East 38th Street, will also provide outpatient services currently provided at the NYU Langone Medical Center's Hospital for Joint Disease. In addition it will house Rusk Rehabilitation therapy programs.
The NYU Langone Medical Center Outpatient Surgery, featuring four operating rooms, has been located at the same 38th Street address since November 2009.
Construction is nearly completed for the NYU Langone Medical Center Ambulatory care Center. The Medical Center purchased a 275,000 square condominium in the office building at 240 East 38th Street which provides outpatient care for a variety of programs including the Rusk Institute, Cancer Center, Dialysis, Pre-admission. In June, Rusk Rehabilitation non musculosketal outpatient rehabilitation care, research and administrative offices moved to 40,000 square feet in the new ambulatory care facility.
Construction is underway for the North Shore-LIJ Center for Comprehensive Care on the West Side of 7th Avenue between 12th and 13th Streets. The six story, 160,000 square foot facility would feature, the first free standing, 24/7 Emergency Department in the New York metropolitan area, a full service imaging center and ambulatory surgery facility.
In September, Memorial Sloan Kettering Cancer Center announced plans to build a new outpatient cancer care facility. The 750,000 square foot building will be on a site located between East 73rd and East 74th Street along the FDR Drive. The facility will provide care for a variety of cancers as well as a state of the art outpatient bone marrow transplantation program and other services.
Regional hospitals are also joining the major medical centers in the development of ambulatory care facilities. This summer, Riverhead based Peconic Bay Medical Center Health System announced plans to create its Campus for Advanced Ambulatory and Preventive Care. The 25,000 square foot ambulatory care complex in Manorville, Long Island will include a diabetes car center.
